Requirements

Typically €10–15k saved · Documents

Typical applicants have saved €10–15k to show that they can save money and pay initial cost:

  • 2% notary fee
  • 3.5–6.5% land transfer tax “Grunderwerbssteuer” (differing from state to state)
  • No brokerage commission. Rather than charging brokerage fee to landlords, Swiss Life Select has agreements with banks and property developers.

Their finance department wants to see from applicants whatever reassures them that landlords will pay mortgages over the years:

  • Passport with Meldebestätigung

Proof of income

  • Employment contract
  • Pay slip
  • Master service agreement (MSA)
  • Past and current invoices
  • Latest tax assessment

Proof of family liabilities

  • Spouses
  • Children
  • Debts

The more reassuring the applicant’s income or capital outlook, the lower the interest rate they are granted. They sign a data protection declaration.

Procedure

  • Applicants share with us their plans and priorities in their work and family life.
  • Then Swiss Life Select advisors calculate a loan matching their priorities and offer them some of their most suitable flats.
  • Flats are rigorously examined by DEKRA or TÜV during and after construction or refurbishing.

Applicants may also, if they wish, use a range of additional financial services such as insurance, credit products, and investments. Some clients see us as their go-to place for money-matters and make us their one-stop-shop.

Our access to a comprehensive B2B insurance portal was a jaw dropping eye opener to me: I cancelled two of my good old Allianz insurances right away, calculating that I had paid about €20k too much during the past 30 years. I can have much better coverage for less money.

Investments turn out fair for landladies and landlords. Some of them continue buying flats throughout their lives. Paying 1/4 of a flat’s price means that they quadruple their invest over time.
